New neighborhoods are emerging. Major road projects are underway. Apartment communities are being proposed near transit hubs. At the same time, residents are passionately advocating to preserve the character that first made this area special.

The reality is that Volusia County is experiencing one of the most significant periods of growth in its history.

For families considering a move here, understanding these projects can provide valuable insight into what the community may look like over the next decade.

Here's a closer look at some of the developments currently shaping Volusia County.

Ormond Beach Continues Investing in Transportation

One of the largest infrastructure projects underway is the complete reconstruction of the Interstate 95 and U.S. 1 interchange in Ormond Beach.

Construction officially began in 2026 after the project was accelerated ahead of schedule through Florida's Moving Florida Forward initiative. The redesigned interchange will feature a modern diverging diamond design, three new bridges, widened ramps, and a six-lane expansion of U.S. 1 through the corridor. Transportation officials say the improvements are intended to increase safety, improve traffic flow, and better accommodate the region's long-term growth.

For residents, this project represents far more than a road improvement. It is expected to become one of the primary gateways into Ormond Beach for decades to come.

Ormond Crossings Continues Moving Forward

Another major project quietly advancing is Ormond Crossings.

The master-planned community continues receiving infrastructure approvals, including extensions for potable water, reclaimed water, utilities, roads, and future residential and commercial development.

Projects like Ormond Crossings are designed to create complete communities where homes, businesses, parks, and everyday services are located together rather than relying solely on traditional suburban expansion.

As construction progresses over the coming years, this area is expected to become one of Ormond Beach's largest growth corridors.

DeLand's SunRail Station Is Creating New Opportunities

Transportation continues to influence development across Volusia County.

The DeLand SunRail station now serves as the northern terminus of Central Florida's commuter rail system, providing weekday connections throughout Seminole, Orange, and Osceola counties. As ridership continues to grow, regional transportation leaders are studying additional weekend service and potential future connections to Orlando International Airport.

Developers have also begun proposing new apartment communities near the station, following a national trend known as transit-oriented development.

For residents who commute into Central Florida, these projects could create additional housing options with convenient access to employment centers throughout the region.

Managing Growth While Preserving Community Character

Perhaps the biggest story isn't any single development.

It's how Volusia County is choosing to manage growth.

County leaders continue evaluating updates to zoning procedures, permitting processes, infrastructure funding, and long-term planning while the Charter Review Commission has proposed several amendments that have generated significant public discussion. At the same time, officials continue addressing future infrastructure needs, including transportation improvements and long-term stormwater investments.

These conversations reflect an important balancing act.

Residents want improved roads, new businesses, expanded housing choices, and economic opportunity.

Many also want to preserve the natural beauty, neighborhoods, and quality of life that have attracted so many people to Volusia County in the first place.
